A mixed-use development currently in the planning stages in Kelowna is aiming to create its own culture near Gyro Beach.
Inspired by a project in Santa Monica, The Shore, a 105,000 square foot building, will offer spots for people to live, work, shop, eat and play.
Scheduled to open during the summer 2018, the property is located within Kelowna’s trendy Lower Mission.
The bottom level will offer 20,500 square feet of retail space spread over two podiums with a courtyard opening up onto Lakeshore Road.
"One of the things with getting tenants we were quite focused on was encouraging vibrancy and patio seating within that courtyard,” said Meghan O’Mara with HM Commercial.
The ground floor is already 34 per cent pending. For retail spaces, the developer envisions coffee shops, restaurants, a convenience store, a bank, salons, spas and boutiques.
The office component, on the second floor of The Shore, is 18,500 square feet and is about 90 per cent leased or pending. This second floor will feature floor-to-ceiling windows with units from 1,000 square feet and up.
"The office component with this project is definitely ahead of the curve,” said O’Mara.
Above that, there will be 90 residential units, which O'Mara said will incorporate a seasonal component to accommodate vacationers.
Right now, they are focusing on the commercial areas of the building and the residential rental launch is going to come down the road.
Kelowna-based Rise Commercial Development, which owns property across the country, has been working on the design of the project for more than a year.
The culture of the area is expected to be vibrant. For example, ownership is going to be purchasing an inventory of paddle boards for the occupants' use.
"With initiatives like that, the intent is providing more than just constructing an amazing building,” O’Mara said.
For business, the location is key, serving as the gateway to the Mission area for traffic heading north to south and being adjacent to the popular Gyro Beach.
“It's very well positioned for the summer months,” O’Mara said. “Everyone's really excited.”
The developers are now working with the City of Kelowna on municipal processes. There is no word yet on when they will break ground on the project.
