City council will soon consider a development that would be the first of its kind for Kelowna if approved.
According to a report by city staff, the first three storeys of the building would be intended for industrial businesses use and the fourth storey accommodating 10 apartment units.
“Normally considered to be conflicting land uses, industrial and residential uses are not often incorporated in the same building, and the building-type would represent a first for Kelowna,” reads the report.
“Efforts were made to ensure the industrial and residential uses would co-exist harmoniously and with minimal potential for conflict. For instance, the safe passage of all forms of transportation was considered, and attention paid to ensure workers, residents, clients and visitors could access the building safely by foot, on bike, or by vehicle.”
Staff has also proposed a specific text amendment be created so this one property, and not all lands with a similar industrial zoning, could be used for residential purposes.
City council will consider a development permit for the project on Monday, Oct. 19.
