Permits could be issued next week for a 130-unit rental apartment building at the corner of Lawson Avenue and Gordon Drive.
On Monday, Kelowna City Council will be asked to approve the issuance of development permits for the project, which was rezoned in September.
The building would contain 13 bachelor units, 80 one-bedrooms, 31 two-bedrooms and six three-bedrooms.

According to the staff report, there would be 122 parking stalls, which breaks down to 99 in a partially below grade parkade and 23 surface stalls. There would be two Modo car-share stalls.
Parking stalls can be reduced by 15 stalls for the rental aspect, by 10 stalls for the car share stalls and by five stalls for the amount of long-term bicycle parking stalls.
The developer is proposing 175 long-term bicycle parking spots.

According to the report, the building would be six-storeys along Gordon Drive but would step down to five storeys along Lawson Avenue and Aspen Court.
“This provides a sense of transition and lessened massing from the Transit Supportive Corridor towards the adjacent residential neighbourhoods, “ the report says.
Vehicle access would be made available off Aspen Court.
Common amenity space would include a fitness room, games room, a co-working space on the main floor and a large amenity deck on the fifth floor with outdoor furniture and a “green roof.”
Staff recommend support because the project meets a “majority of OCP design guidelines,” no variances are required and the property is close to transit supportive corridors, which are Bernard Avenue and Gordon Drive.
City council will review the report on Monday at 1:30 pm.
