A pair of townhouse projects will be given consideration during Kelowna council’s June 5 meeting.
The first rezoning application is for a property at 215 Nickel Road that would allow for two three-storey townhomes with 12 units in total.
Currently, the property is RU2 – Medium Lot Housing. The property would need to be rezoned to MF2 – Townhouse Housing zone and the two lots (215, 235 Nickel Rd.) would need to be consolidated to facilitate the project.
The proposal, which was submitted at the end of January, said there would be one two-bedroom, four four-bedrooms and seven three-bedroom units with 23 parking spots in private garages
Most of the units would have two parking stalls in the garage, however, five of the units would have only one spot. The applicant says those units would be suitable for tenants who use other forms of transportation.
The second rezoning application would see a three-storey, seven unit townhouse building built at 875 Graham Road, which is located just behind Quigley Elementary School in Rutland.
This property would also have to be rezoned to MF2 – Townhouse Housing zone.
A single-family home was demolished sometime in 2022 and the lot has remained empty since.
An application, which was submitted in mid-February, said there would be one four-plex and one three-plex constructed on the 1,000 square metre property.
In addition, each unit would have three bedrooms, two and a half bathrooms with a double car garage.
This project would be a market development, meaning the homes would be available for purchase.
Staff in the city’s planning and development department are supportive of these two applications, pointing out that the Nickel Road proposal is located close to a transit supportive corridor, parks and amenities.
City staff say the Graham Road project meets the intent of the OCP’s Core Area Neighbourhood policies, which are intended to accommodate much Kelowna’s growth through sensitive residential infill projects.
Kelowna City Council will consider these two rezoning projects on Monday at 1:30 pm.
