Kelowna developer proposes 6-storey rental building near Orchard Park Mall

A Kelowna developer is looking to build a rental apartment building near Orchard Park Mall.

Troika Developments has submitted rezoning and development permit (DP) applications for three properties on Barlee Road, just west of the mall.

According to the DP application, the developer wants to build a six-storey building with 111 one-bedroom apartments, 32 two-bedrooms and 17 studios.

The developer would be providing 119 parking stalls, after accounting for rental, bike and car share reductions.

Over 200 bicycle stalls would be included in the project.

Troika says the increased density in the midtown area would support existing employment uses.

The DP application says the property’s proximity to the Orchard Park transit exchange also provides access to a variety of transport options.

“Beyond the transportation options, the site’s proximity to Orchard Park Shopping Centre puts a multitude of employment, entertainment, and shopping opportunities within walking distance,” the DP application says.

“This will undoubtedly reduce trips by car, while increasing the number of visitors to this commercial and entertainment hub.”

Both applications were submitted on June 5 and were circulated around city hall the next day.

A report will be brought forward to to city council for consideration in the near future.
