Kelowna developer proposes new apartment on Gordon Drive

Lime Architecture has submitted rezoning and development permit applications for a new apartment project on Gordon Drive.

The applications, submitted on Jan. 18, are for 1095 Martin Ave and 1443, 1444 and 1448 Gordon Drive.

The developer is looking to rezone the existing RU4 – Duplex Housing zone to the MF3 – Apartment Housing zone to facilitate a six-storey building.

There would be 33 units made up of a mix of one and two bedroom apartments.

Some units would be on the ground floor fronting onto Gordon.

The developer is proposing 39 parking spaces, which is two less than the city requires but three more than required when taking into consideration a bicycle parking incentive.

Forty-eight long-term bicycle spots are proposed with six short-term spots.

Details are minimal on amenity space, however, this project is only at the rezoning stage and those details will likely develop as the project progresses. So far, the application says there will be rooftop amenity space.

The developer is proposing 241.5 square metres of common amenity space, which is 109.5 square metres more than the city requires.

These applications have yet to be circulated around the city’s planning and development department. Once that is done a report will be forwarded to council for consideration.
