More rentals proposed for property near Orchard Park Mall

More housing is being proposed for a vacant lot near Orchard Park Mall.

On Monday, city staff will be recommending that council support the rezoning for a property located at 2165 Benvoulin Court. 

The 3.3 acre property, located just south of the mall, is currently in the agricultural zone.

The applicant is looking to rezone to medium density multiple housing to facilitate two five-storey buildings with 187 residential units.

Staff’s report indicates that the development would be a mix of studio, one, two and three-bedroom units.

The property has sat vacant since about 2006 when a plant nursery was closed following the realignment of Benvoulin Court.

Staff’s report also explains that although this property is under the agriculture zone, it is consistent future land uses under the Official Community Plan.

“The proposed development will benefit from the central and convenient location of the subject property in close access to many nearby shops, services and amenities in the midtown urban centre,” reads the report.

Currently, the application is not pursuing a residential rental tenure only. However, the applicant has said the development is intended to operate as a “rental community.

As a part of the rezoning application, Mayer Road would become connected from Benvoulin Road to Benvoulin Court, “helping to achieve a valuable road connection in the area.”

City staff will present this application to council for initial consideration on May 16 at 1:30 pm.

In early March, another rezoning application was submitted for the property at 2241 Springfield Road, just north of the Benvoulin Court property.

That application proposed a 401-unit apartment complex but has yet to be forwarded to council for consideration.
