Plans for 99-unit condo building submitted at Kelowna city hall

Plans for another multi-family building have been submitted for Kelowna’s Capri-Landmark neighbourhood.

This is the fourth project proposed for the area near Belaire, Pridham and Sutherland Avenue in the past nine months.

Vancouver-based Pacific West Architecture Inc. is the latest developer to set their eyes on this area between the Landmark District and Capri Centre.

On Thursday, the developer submitted a development permit application for a proposed six-storey condo building that would have 99 units.

There would be 30 one-bedrooms, 35 one-bedrooms with a den, 22 two-bedrooms and 12 three-bedroom homes.

“The development is committed to offer a long term, affordable housing solution to Kelowna residents who desire a housing option close to the Capri Centre, a transitional and vibrant area of the city,” says the application.

According to the application, the building would provide “affordable” housing options to first time home buyers.

The main entrance to the building would be located off Pridham Avenue with parking available off a drive aisle on the north property line, off Belair Avenue. Design plans show that there would be an underground parkade with 109 parking stalls and 80 long-term bicycle stalls.

Each ground floor unit would have a private patio and there would be a large outdoor garden and patio areas on the second floor. Each unit in the upper levels would also have a balcony.

There is, what the developer calls, a “minor” Official Community Plan amendment and a few minor variances to side, front and rear yard setbacks as well as reductions to the building setbacks on the upper levels of the building.

This application has yet to be circulated around the city’s planning department and more information may be needed before Kelowna City Council can give this consideration.

If approved, this building would join three other developments. To the northwest is a proposed five-storey building with 62 units and directly next door is an approved six-storey, 90-unit apartment at the corner of Belaire Avenue and Chandler Street. 

Plans for a proposed six-storey, 240-unit apartment building have also been submitted for approval southwest of Pacific West Architecture's project.
