Townhouse, apartment project proposed for Kelowna's Dilworth neighbourhood

A new housing development is being proposed for the Dilworth neighbourhood.

Emil Anderson Construction Co Ltd. has submitted a development permit application that would see a 79-unit development for 777 Denali Drive.

According to the design plans, which have been drafted by MQN Architects, there would be a two storey parkade, two storey townhomes, three storeys of apartments and various amenity spaces.

The nine townhomes would all have three bedrooms and would be two-storeys in height. 

The apartment complex would have 70 units made up of one, two and  three bedroom homes.

Design plans show there would be amenity space located on the main floor of the apartment building and would include an outdoor pool and hot tub plus rooftop amenity area lounge space.

“This project looks at creating more density while both the townhomes that front the street and the low rise apartment building situated behind the townhouses are supported uses and typologies in the 2040 OCP,” says the application.

According to a letter of intent, this housing proposal meets all the zoning requirements under the MF2 – Multi-Dwelling zones without the need of a development variance permit.

The proposed building would be situated on a steep hillside, however, the developers say they have worked with the city’s civil engineer team to minimize the impact on the hillside areas by reducing or minimizing the cut and fill requirements of the project.

This application has yet to be circulated around the city’s planning and development department.
