Kelowna-based CM Designs Ltd. is looking to build a townhouse development on an empty lot in a residential area off Hollywood Road South.

The lot, which is located at 875 Graham Rd., is located just behind Quigley Elementary School in Rutland.

The developer is looking to build a three-storey, seven unit townhouse building which will require a rezoning of the property.

Currently it is zoned as RU2 – Medium Lot Housing as well as a carriage house subzone. A single-family home was demolished sometime in 2022 and the lot has remained empty since.

To make way for the townhouse project, the applicant is requesting that Kelowna City Council consider rezoning it to the MF2 zone.

According to the design plans, there would be one four-plex and one three-plex constructed on the 1,000 square metre property.

Each unit will have three bedrooms, two and a half bathrooms with a double car garage.

“If rezoning is approved the townhomes will be available for purchase,” the application says.

The application was submitted on Feb. 15 and has since been circulated around city hall. More information may be required before this application is forwarded to city council for review.
